The types of sealcoat used is essentially two different materials, a oil base and a emulsion. The oil base is more for rejuvenation and interior protection of existing asphalt, as where the emulsion is for a exterior protection and cosmetics. Not saying the emulsion is no good, but it’s more for high traffic used asphalt, like a parking lot or drive lane. Emulsion is most commonly used in the paving industry and is also good for driveways depending on the condition. A oil base sealer is a more expensive sealer and is great for older , dryer asphalt. Oil base sealer penetrates asphalt as where a emulsion stays on the surface.
When repairing asphalt, whether it be filling cracks or patching holes, there are many ways to approach the fix. When we evaluate a problem, we take all into consideration:
Does the area need to be sawcutt and removed?
Can the are be overlay patched?
Are the cracks to large for just crackfiller ?
These are just some of the things to think about when trying to correct the problem. Also , why is the area failing in the first place? We have much experience in all asphalt related fields and we are no stranger to working weekends or nights so we make sure we don’t interrupt your business hours. Concrete is not asphalt, that we know. Asphalt might not do the trick in some cases. Concrete gives that little extra sense of security versus asphalt. Concrete installation is complex and requires a great deal of attention to detail. Every job is unique – whether it be curb & gutter , drain pan or a driveway or parking lot. Most times when installing a driveway or parking lot, we use a heavy grade material like a 4000 or 4500 psi 3/4″ mix with re-bar for extra strength.
With curb & gutter or drain pans it’s necessary to use a strong material as well – with or without re-bar. When installing concrete, there are many factors to consider when getting ready to pour; there is the weather, there is the time , there is the site preparation. We count all this into our decision making when getting ready to take on a job. There has been many times where there has been too long of a wait in between material deliveries because of unforeseen issues. This can cause a cold joint… cold joints ain’t good. There are times when it will rain or a thunderstorm pops out of nowhere and this can make a pretty job an ugly job. There are also times when grades are not what they need to be when materials show up ready to pour. This causes a hot load and hot ain’t good! These are some of the things that can and will happen when pouring concrete.

Chip sealing is a form of asphalt… it’s actually the original paving. When applying a chip seal we spray a hot oil over a prepared surface evenly and then cover with a layer of aggregate (rock) that have been screened and cleaned. The rock settles into the hot oil and when the oil sets or dries, it becomes a layer of pavement. This is often used on county roads but , it’s not unusual to see in used on city roads or in subdivisions.
Chip seal is better to be applied over existing asphalt when doing a house driveway or parking lot – it is at its best on long ranch lanes or high traffic roads. There are many different color aggregates that can be used when chip sealing to match existing landscapes or structures. We have all the latest and hi-tech equipment, with the experience and knowledge to install a long lasting job. With our equipment and knowledge we also can take on any job no matter what the scope of work or specification.
Chip seal is a very cost effective way to preserve and protect an existing asphalt, it also is a great way to keep natural rustic looks on properties , with a lot of the same benefits as pavement.

Many times we get to a site that’s supposed to be ready…and it’s not… not to panic; we got it! We have graders to loaders , skidsteers to backhoes, and we know how to use them. Site preparation is the single most important thing when it comes to installing new asphalt or concrete, no matter what you’ve heard. When preparing a job, first we make sure that the sub base is acceptable, then it’s on to adding a suitable base course that is strong and compact it.
You don’t have to need asphalt to call us, we also do what you need when it comes to clearing land and installing a suitable driveway or surface area. We have the equipment to get the desired grades from site plans to what you envision. Often we get called by superintendents that we are contracted with to install just the paving… and their grading contractor flaked out on them. We step up to the plate and take care of it, with little to no charge. That’s an example of what you get when dealing with MAC asphalt.
